The Leaseholder shall provide the Lessor with the entry to the Rented Area in order to prevent or mitigate emergencies or accidents if the said accidents or emergencies may endanger assets or persons in the Building. The representative of the Lessor shall inform the Leaseholder of such entry of the Rented Area and the reasons therefor prior to such entrance, except in the case where immediate entry, except in case immediate entry is necessary given the emergency of the situation (fire, water leaks, burglary, riots etc.).
