Portuguese term or phrase: Sujeito Ativo / Sujeito Passivo
Please advise me whether to translate "Sujeito Passivo" as the "Seller/Transferor" and "Sujeito Ativo" as "Buyer/Transferee", *or vice versa*.
I saw that people addressed this issue in previous questions from different and even opposing perspectives, to say the least.
It's a certificate of the Land Registry Office of Lisbon.

The sujeito ativo (sujeito do direito) is the person with the contractual or legal right in a juristic relationship. The other party, i.e. sujeito passivo (sujeito da obrigação) is the party subject to the obligation owed to the other party.

So, a creditor is a sujeito ativo, and a debtor is a sujeito passivo.

In a bilateral transaction such as a sale, the seller is the sujeito ativo and the buyer, who has the obligation to pay, is the sujeito passivo.

Quem é o sujeito ativo da relação obrigacional?
A obrigação traduz-se em relação jurídica que se estabelece entre dois centros de interesses: o credor e o devedor. No polo credor, situa-se o titular do direito à prestação, por isso mesmo chamado de sujeito ativo da relação obrigacional.

In a tax context, sujeito passivo means taxpayer, because the taxpayer is subject to an obligation to pay the tax due.

Explanation:
More tax and possible trust / settlement / Wills context needed for the land disposal scenario.

In the UK, for CGT/ Capital Gains Tax purposes, the transferor used to be called the disponer and the transferee the diponee. In CTT/ Capital Transfer Tax, now Inheritance Tax rather than the antiquated term of Estate Duty of my youth, the parties used to be disposer to a disposee.
