This may also be considered a deposit or sometimes it's called earnest money.

When making an offer to purchase, this money shows the buyer is sincerely interested and willing to put forth the money for purchase. The amount is generally expected to be sufficient to show ability to purchase, but the person offering may not want to overextend funds, for fear of loosing money and winding up empty handed.

The contract for offer will generally specify the terms for return of the funds should the deal fall through or should one party not accept the offer to purchase. Used often in real estate.
