According to Black's Las Dictionary: A specialty is a contract under seal, and is considered by law as entered into with more solemnity, and, consequently, of higher dignity than ordinary simple contracts.

A speciality is a contract or covenant executed as a deed. Historically a promise contained in a deed was referred to as a 'contract on a specialty' to distinguish it from a 'simple' contract supported by consideration.
