pre-depreciation Explanation: The ICR in this case was the scale factor of the stable NOI (net operating income, e.g. pre-depreciation leasing income) ratio assessed by R&I on interest payments where the stress interest rate was assumed to be 6%. http://www.jpr-reit.co.jp/jpr_e/cms/topwhats/2005-0309-01.pd... |

pre-amortization Explanation: Revenue generated by external distribution should be shared between the author and the institution in accordance with revenue distribution schedules, established in percentages, based on preamortization and postamortization of the project costs, as follows: Preamortization. A reasonable pattern of distribution prior to amortization provides an approximate return of ten percent of gross receipts to the author with ninety percent retained for distribution to the department or functional equivalent or institution for amortization of their contributions. grace period Explanation: The "ammortamento" is the repayment of a loan. The "periodo di preammortamento" is the period of time between the signing of a loan agreement and the first repayment. Without more context, I have a feeling that leasing in preammortamento is a lease where the capital payments have not yet commenced meaning that only the interest portion is being paid. |
