I'm inclined to use realty for this since that's clearly what it is and any attempt to find a single, more appropriate word to describe "that which is being sold" is unlikely to yield anything better.

Mimkar is the thing that is being sold

sold premises

I agree with Judith that it's the object of the sale, literally "the sold", with 'premises' being an unspoken/understood reference. In contracts I've always used the term 'premises'
