I cannot understand what exactly is being exonerated here.

Cunoastem situatia juridical si de fapt a terenului ce am cumparat,........ si intelegem sa dobandim terenul in aceste conditii, fara ca vanzatorul sa fie exonerate de raspunderea pentru evictiuni prevazuta de art.1337 si urm,cod civil.

The vendor is not being released, or exempted (not "exonerated"), for liability for dispossession. In other words, after the buyers have purchased the land, if a third party later comes along and asserts a claim to the land, and the buyers end up losing it, then the vendor could be held liable for that situation. The vendor will not be exempt from liability if the buyers are dispossessed of the land.

Note that "evicțiune" isn't the same thing as "eviction" in English, which generally means throwing someone (a tenant) out of a leased property that doesn't belong to them. In Romanian law, "evicțiune" means stripping someone of their ownership of a property on the grounds that someone else has superior title (a stronger/more valid claim) to the property.
